Dear Owner and Residents

Ref: SWIMMING POOL USAGE STANDARD OPERATIONS PROCEDURE (SOP)



Due to the Conditional Movement Control Order (under the Prevention and Control of Infectious Diseases Act 1988 and the Police Act 1967) Another facilities allowed to be operate is the swimming pool are allowed to be operate, therefore please follow the SOP as below:


  1. Users are required to show their identification to the guard for verification at the security guard and record their name, unit number, phone number and have their body temperature taken by the guard.

  2. Guest are not allowed to used the pool.

  3. Daily Swimming pool operation hours: Open: 7.00 am - Closed: 10.00 pm

  4. Only 4 users (adult) & 2 users (children) are allowed for each session

  5. Only 45 minutes for each session.

  6. All residents MUST wear proper swimming attire.

  7. All residents must shower before and after entering the pool.

  8. Residents shall observe a distance 1-3 meters for static movement & 3-5 meter for dynamic movement.

  9. If the pool are full, intending users need to be waiting for the next session.

  10. If there still available lanes, residents may continue to swim for another 45 minutes. If there are members waiting in line to use, kindly vacate the swimming pool immediately to allow others member to use the swimming pool.

  11. Intending users in the waiting list will be provided the use of the Swimming Pool on a first come first served basis at the Swimming Pool.

  12. Residents will use their personal equipment only. No sharing equipment are allowed.

  13. No group coaching is allowed. Social distancing must be applies.


Please be responsible and to give full cooperation to the MO and the guard on duty and follow the SOPs accordingly. We week upmost cooperation from all Owners/Residents in assisting to eradicate Covid-19.

Ref: GYM & SQUASH COURT USAGE STANDARD OPERATIONS PROCEDURE (SOP)

Due to the Conditional Movement Control Order (under the Prevention and Control of Infectious Diseases Act 1988 and the Police Act 1967) a few of the facilities allowed to be operate such as Gymnasium and Squash Court, therefore please follow the SOP as below:

 

  1. Intending users need to pre-book with the Management Office (MO) the time for the use of the Gym. For booking, please call MO at 03-22832303 or go direct to MO during office hours.

  2. Users are required to show their identification to the guard for verification at the guard post and record their name, unit number, phone number and have their body temperature taken by the guard and hands sanitized before entering the gym room.

  3. Only 2 users are allowed for each session

  4. Only 45 minutes for each session.

  5. Daily operation hours during the CMCO : Open: 9.00 am - Closed: 10.00 pm

  6. If bookings are full, intending users will be put on a waiting list.

  7. Booking of user is deemed cancelled if the user did not turn up after 5 minutes and the empty booking slot will be pass on to other users in the waiting list.

  8. Intending users in the waiting list will be provided the use of the Gymnasium and Squash Court on a first come first served basis if any users who have booked the session did not turn up.

  9. Each user are required to bring their own towel for wiping the equipment after use.

  10. There will be a 15 minutes gap between each session for cleaners to do sanitization whenever deemed necessary by MO.

  11. The Ministry of Health SOPs such as wearing of mask, sanitizing of hands, recording of body temperature and social distancing MUST be observed at all times when using the Gymnasium and Squash Court.


Please be responsible and to give full cooperation to the MO and the guard on duty and follow the SOPs accordingly. We week upmost cooperation from all Owners/Residents in assisting to eradicate Covid-19.

CIGARATE BUTTS ARE NOT TO BE THROWN OUT OF THE WINDOWS, DOORS AND BALCONIES AT CONTESSA CONDOMINIUM

PERTAINING TO THE ABOVE MENTIONED SUBJECT, ALL OWNER / RESIDENTS, KINDLY TAKE NOTE THAT UNDER OUR CONTESSA CONDOMINIUM BY-LAWS:

RULE 8 – OBSTRUCTION

Residents are not permitted to throw rubbish and any objects out of the windows, doors or balconies onto common area s. Dusting and cleaning of personal items from windows balconies, stairways, corridors, fire escape area & common areas are not permitted. Additional care must be taken when cleaning areas adjoining the external walls to prevent water from running down the exterior of building or into neighbor’s units.

Therefore please ensure not to throw cigarette butts out of the windows, doors and balconies at Contessa Condominium. This is against the by-laws and penalty RM100.00 will be taken to the respective owner.

RECTIFICATION TO GROUND LEVEL EXPANSION JOINT WORK AT CONTESSA CONDOMINIUM

With reference to the above mentioned subject, the management office would like to inform that the Contessa Condominium are doing the project rectification to ground level expansion joint.

The project will be schedule until 19 April 2021.

Scope of work:

  • Installation temporary drip pan along basement 1 car park.

  • Remedial of Expansion Joint and spray polyurea coating protection along ground floor driveway.

VISITOR STANDARD OPERATIONS PROCEDURE (SOP)

Effective from 18 February 2021, visitors are only allowed to enter Contessa premises by complying with the rules & conditions as follows:-


Family visit:

  1. Visitors of immediate family members only.

  2. Visitors of residents who need medical or health care attention.

  3. Overnight of visitors is strictly not allowed

  4. Visiting are only allowed between 6 a.m. to 8 p.m. daily.


Property Agent / Viewing:

  1. Maximum of 1 Agent with maximum of 2 clients at any one time.

  2. Property viewing is only allowed for parcel unit, viewing of common area is prohibited.

  3. Maximum of 1 hour per tour.

  4. Visiting are only allowed between 8 a.m. to 6 p.m. daily


Service Providers / Contractors:

  1. For inspection of defects or any critical damages to the property.

  2. Site visit for quotation purpose.

  3. Maximum of only 2 persons are allowed at any one time

  4. Visiting are only allowed between 8 a.m. to 5p.m. daily


Please note that all the visitors are required to follow the SOPs announced by the government such as wearing of a mask, sanitizing their hands, scanning the MySejahtera code and having their body temperature taken at the guard house before entering the premises. Visitors with body temperature exceeding 37.5C or suspected of any Covid-19 symptoms such as fever, sore throat, coughing, flu and having breathing difficulties are strictly prohibited to enter the premises.


Social distancing of at least 1 meter is to be strictly observed at all times whilst in the premises.

FACILITY USAGE STANDARD OPERATIONS PROCEDURE (SOP)

Due to the Movement Control Order (under the Prevention and Control of Infectious Diseases Act 1988 and the Police Act 1967) a few of the facilities allowed to be operate such as Gymnasium and Squash Court, therefore please follow the SOP as below:

  2. Users are required to show their identification to the guard for verification at the GYM guard post and record their name, unit number, phone number and have their body temperature taken by the guard and hands sanitized before entering the gym room.

  3. Only 2 users are allowed for each session

  4. Only 45 minutes for each session.

  5. Daily operation hours during the MCO have now been revised as below:

Open: 9.00 am - Closed: 7.00 pm

  1. If bookings are full, intending users will be put on a waiting list.

  2. Booking of user is deemed cancelled if the user did not turn up after 5 minutes and the empty booking slot will be pass on to other users in the waiting list.

  3. Intending users in the waiting list will be provided the use of the GYM on a first come first served basis at the GYM if any users who have booked the session did not turn up.

  4. Anyone not in the waiting list would only be allowed the use of the GYM if those in the waiting list did not turn up after 5 minutes of the start of the meeting.

  5. Each user are required to bring their own towel for wiping the GYM equipment after use.

  6. There will be a 15 minutes gap between each session for cleaners to do sanitization whenever deemed necessary by MO.

  7. The Ministry of Health SOPs such as wearing of mask, sanitizing of hands, recording of body temperature and social distancing MUST be observed at all times when using the GYM.

CAR STICKER RENEWAL FOR THE YEAR 2021/2022

2020 is coming to an end soon. Some new residents have moved in whilst others have moved out. New car sticker for 2021/2022 are now available for renewal. Please fill up the form at Management Office and bring along your old car sticker in exchange for the new stickers and you will be attended to during Management Office’s office hours. There is no charge for the renewal of the car sticker.

Car stickers are one of the security measures for ensuring that only current valid residents are allowed to enter and park in Contessa Condominium. Otherwise, vehicles without valid authorized car stickers may be clamped by the security guards, which Management do not look forward to.

Below are a few SOPs for car stickers to be issued:

  1. LOSS: The loss of any car park sticker must be reported immediately to Management Office. A charge of RM30.00 will be imposed for replacement of such a lost sticker.

  1. CAR STICKER APPLICATION FOR FIRST TIMER: RM50.00 will be charge for a car sticker.

  1. NEW TENANT/OWNER:

For a new tenant, a copy of the Tenancy Agreement must be enclosed for application of a car sticker. The owner is responsible to collect the old car sticker from his/her formertenant and surrender it to the ManagementOffice before a new car sticker is issued. The tenant have to furnish an authorization letter from the owner if the car sticker is to be collected on behalf of the owner for theuse of the tenant.

For a new owner applying on his/ her own accord, please extend a copy of the strata title or at least a Sale and Purchase Agreement (in the absence of a strata title).

OBSTRUCTIONS AND PERSONAL ITEM AT COMMON AREA

PERTAINING TO THE ABOVE MENTIONED SUBJECT, ALL OWNERS / RESIDENTS, KINDLY TAKE NOTE THAT UNDER OUR CONTESSA CONDOMINUM BY-LAWS;

Rule 19 - Obstruction to passageways

No furniture or objects of any kind shall be placed, stored or maintained in any common corridor, fire exit, hall, lobby, stairway, walkway, ground or other part of the Common Property.

With due notice given, the Management reserves the right to remove objects at Owner’s cost.”

We have found some unit place and leave item at the common area corridor, this is against the by-laws and necessary action will be taken to the respective owner.

 


PERTAINING TO THE ABOVE MENTIONED SUBJECT, ALL OWNERS / RESIDENTS, KINDLY TAKE NOTE THAT UNDER OUR CONTESSA CONDOMINUM BY-LAWS;

RULE 37 - PETS

No pet animals, livestock or other animals whatsoever shall be allowed or kept in any part of the Condominium. Visitors shall not be permitted to bring any such pets or livestock into the Condominium.

The Management reserves the right to remove any pet animals or livestock found within the Condominium at the resident’s expense after due notice has been issued.”

 


OWNERS CAN HAVE EXTRA CAR STICKERS

Kindly be informed that CMC agreed that more than One car sticker can be issued for each parking lot provided the Additional vehicles are properly registered with the Management Office and parked in the Assigned Parking Lot Only.

Owners will be required to pay for Additional Stickers in accordance with the House Rules.

 


PROCEDURE FOR COMPLAINTS

Owners and residents are requested to record complaints In the log book provided in the management office to Ensure complaints are properly dealt by management.

Owners and residents are encouraged to deal directly With staff of the management office to avoid any Unnecessay miscommunication.

Matters that cannot be resolved satisfactorily by the Management office may be brought to the attention of The Contessa management council.

 


IT IS ESSENTIAL FOR ALL OWNERS AND RESIDENTS TO FILL UP FORMS FOR MANAGEMENT OFFICE APPROVAL

Pertaining to the Above Mention Subject Management Office would like to advise All Owners and Residents to fill up the following Forms, the sole purpose of these Forms are to ensure the ongoing Security at Contessa Condominium.

  1. Owners / Residents Update Form.
  2. All Cars parked in the Compound must have Valid Stickers / Cars with No Stickers will be clamped if not updated or informed to Management Office.
  3. Work Authorization Form (for all Contractors, Service contractors, Maids who need access to entry permit.
  4. Overnight Visitor Parking Application Form.
  5. In case the Management Office is closed these forms are also available to be downloaded from the Contessa Condominium
    Website (www.contessacondo.com).

PLEASE FOLLOW HOUSE RULES. THESE ARE PURELY FOR OUR OWN SAFETY.


RECYCLE BINS ARE STRICTLY FOR RECYCLE MATERIALS ONLY AND DO NOT MIX WITH THE WET GARBAGE

Regarding the above, The Management Office have noticed and have also received complaints from Owners and Residents that some Unit Owners and Residents in Block 8 & 10 have still problem in splitting the Wet Garbage and Recycle Materials while disposing their garbage to Rubbish Room in each floor.

NOTE: RECYCLE MATERIALS SUCH AS OLD CLOTHS, OLD PAPERS, EMPTY CANS, BOTTLES, GLASS WARES, EMPTY BOXES, OLD SHOES AND OTHERS WHICH CAN BE RECYCLED PLEASE PLACE IT IN THE RECYCLE BIN PROVIDED IN EACH FLOORS.

WET GARBAGE TO BE TIED PROPERLY AND TO BE PLACED IN THE OTHER BIN AND PLEASE DO NOT PUT IN THE RECYCLE BIN.


ALL CAR OWNERS KINDLY WISH YOUR CARS IN THE CAR WASH AREA PROVIDED

Pertaining to the above mentioned subject, all car owners in contessa condominium, kindly wash your cars in the car wash area in the basement, ramp 2, allocated by the management office.  Owners and tenants are strictly advised not to wash your cars in your parking lots due To water ponding and eventual damage to the cement.

Please refer to the House Rules clause NO: 30 in Page 6.


USAGE OF SWIMMING POOL

Please be informed that the Usage of the Swimming Pool is from 8.00am to10.00pm only. Every resident shall at all times, conduct himself /herself in such manner as will not cause any nuisance or inconvenience to other residents and guests.

Excessive noise, indecency, immoral, unruly or offensive behavior shall not be permitted.

The Management or their staff shall not be responsible or liable in any way whatsoever for any damage, loss or injury suffered as a result of or in any way related to the use of Swimming Pool after 10.00pm.

Fines and Penalties
The Management shall be entitled to levy fines in respect of any Breach of these House Rules committed by any person subject to approval of the MC.

REQUEST FOR STRATA TITLE

We wish to advice all owners to submit a copy of your strata title (a complete set) to the Management Office as soon as possible for record purpose and also preparation of Strata Roll as required under the Strata Title Act 1985.

Please be reminded that the following Forms are to be filled in by all Residents at Contessa Condominium. The sole purpose of these Forms is to ensure the ongoing Security tightness at Contessa Condo.

1. Owners / Tenants Update Form.
2. Application Form for Car Stickers.
3. Work Authorization Form (for all Contractors, Workmen, Maid who
need access to entry permit.
4. Overnight Visitor Parking Application Form.

In case the Management Office is closed these forms are also available to be downloaded from the Contessa Condo Website (www.contessacondo.com)


CONTESSA CONDOMINIUM HOUSE RULES

Pertaining to the above mentioned subject, Management Office have been recently instructed & told not to be too strict on the house rules by some owners & tenants, especially on renovation timing & on moving in & moving out (not paying a deposit & not informing management office of the day and time especially on Saturday's and public holidays).

Contessa management council (CMC) have told Management Office in the last meeting on 14-08-2013, Wednesday to stay firm on the house rules & no owners / tenants can dictate terms on the house rules.

  • Rule: 21 Moving in & Moving out, need to fill up a form in The Management Office for Management Office Approval,  (Need to Inform the Day, Time & Pay a Deposit to The Management Office for Moving In & Moving Out).     
  • Rule: 30  Interference of Management duties.    
  • Rule: 9.2 Renovation Procedure, Working Time strictly from Mon-Fri 9.00 am to 5.00pm. Hacking of Walls & Tiles Strictly From 10.30am to 3.30pm.   

FINES AND PENALTIES

The Management shall be entitled to levy fines in respect of any Breach of these House Rules committed by any person subject to approval of the MC.

USAGE OF GYM FROM 7.00 AM TO 10.00 PM ONLY

Every owners/residents please sign in and sign out in the log book provided by Management office at the guard post for control pupose.

The Management Office shall not be responsible or liable in any way whatsoever for any damage, loss or injury suffered as a result of or in any way related to the use of the gym after 10.00pm.

Fines and Penalties

The Management shall be entitled to levy fines in respect of any Breach of the House Rules committed by any person subject to approval of the MC.


LOADING OR UNLOADING NOT ALLOWED WITHOUT MANAGEMENT OFFICE APPROVAL

Pertaining to above mentioned subject, the Management Office has noticed there are unauthorized Loading and Unloading in Contessa Condominium compound without filling up Notification of moving in and moving out form.

Owners and Tenants, Please to be informed failing to fill up forms, Loading or Unloading will be stopped from Contessa Condominium compound with IMMEDIATE EFFECT.

Owners can get the forms from Contessa Website, Management Office and Security guard post only (Visitor/ Contractor and
Agents) forms.

The Management shall be entitled to levy fines in respect of any Breach of House Rules committed by any person subject to approval of the MC.


CARS WITHOUT STICKERS AND NOT REGISTERED WITH MANAGEMENT OFFICE WILL BE CLAMPED

Pertaining to above mentioned subject, Management has noticed there are unauthorized cars parked in Contessa Condominium parking lots.

Please to be informed Unauthorized cars are defined as those not bearing Contessa Condominium Stickers or Unregistered cars with Management Office.

To avoid your cars been clamped, kindly get the car stickers and register your cars with your parking lots with the Management Office immediately.

This notice will be with immediate effect.

The Management shall be entitled to levy fines in respect of any Breach of House Rules committed by any person subject to approval of the MC.
